Full Re-Stucco & Recoat in Reno, NV
A fresh, uniform exterior with coatings rated for our high-desert freeze-thaw climate. Licensed, insured, color-matched, and built to last.
Full re-stucco replaces a tired, cracked, or sun-faded exterior with a fresh, uniform, weather-rated finish — or seals it with an elastomeric recoat. Across the Reno-Tahoe area a full re-stucco or recoat typically runs $3,500–$8,000+ depending on home size and system, with EIFS at about $12–$25 per square foot. Free, itemized written estimates throughout Northern Nevada.

When you need a full re-stucco (vs. a repair)
If you only have a few hairline cracks, a targeted repair is usually enough. But once cracking is widespread, the color is sun-faded across whole walls, sections are bulging or sounding hollow, or moisture has gotten behind the finish, a full re-stucco or elastomeric recoat is the smarter, longer-lasting fix. Below is how the systems compare and what they cost so you can choose with eyes open.
Stucco problems we fix
| Problem | Our fix |
|---|---|
| Cracks keep coming back every winter | A flexible elastomeric coat rated for our freeze-thaw movement. |
| Brown water stains on the stucco | We find the leak source first, then patch and seal it. |
| White chalky residue (efflorescence) | Clean, treat, and seal the wall against moisture. |
| Stucco bulging or sounds hollow | Remove the failed lath and re-stucco the section. |
| Old, sun-faded, patchy color | A full recoat for one uniform, color-matched finish. |
| Holes from birds, pipes, or satellite dishes | Patch plus color and texture match so it disappears. |

3-coat vs. EIFS vs. elastomeric recoat
Three ways to refinish an exterior — here’s what each is best for, how long it lasts, and roughly what it costs.
| System | Best for | Lifespan | Cost |
|---|---|---|---|
| Traditional 3-coat | Full re-stucco, new lath, fire resistance | 50+ years | $$ |
| EIFS / synthetic | Insulation value, lightweight, modern look | 20–40 yrs* | $$ |
| Elastomeric recoat | Sealing hairline cracks, refresh, freeze-thaw flex | 10–20 years | $ |
*EIFS lasts longest with proper drainage and flashing. We inspect for hidden moisture before any recoat.
What a small crack costs if you wait
A $500 hairline crack lets water in. One freeze-thaw winter later it can be a $4,000 repair — or a full re-stucco. Fixing small saves big.

Stucco questions, answered
How much does a full re-stucco cost in Reno?
A full re-stucco of an average Reno home typically runs $3,500–$8,000+ depending on square footage, the system used, and whether lath needs replacing; larger or two-story homes run higher. EIFS / synthetic systems average $12–$25 per square foot. An elastomeric recoat to seal and refresh is usually less. Every quote is free and exact after an on-site inspection.
Should I re-stucco or just repair the cracks?
If the cracking is limited and the wall is sound, a repair and color-match is enough. If the cracks are widespread, the color is faded across whole elevations, or sections are failing, a full re-stucco or elastomeric recoat gives a uniform result that lasts far longer. We’ll show you both options and never push a re-stucco you don’t need.
How long does a full re-stucco take?
Most full re-stucco projects on an average Reno home take three to seven working days, depending on square footage, weather, cure time between coats, and whether lath replacement is needed. An elastomeric recoat is usually faster. We give you a clear schedule in your written quote.
What is an elastomeric recoat and why is it good for Nevada?
An elastomeric coat is a thick, flexible finish that bridges hairline cracks and stretches with the wall as it expands and contracts. In our freeze-thaw, high-UV climate that flexibility is a big deal — it seals existing micro-cracks, sheds water, and resists fading better than a standard paint, which is why we recommend it on many Reno-Tahoe recoats.
Can you re-stucco over existing stucco?
Often, yes. If the existing base coat is sound, we can apply a fresh finish or elastomeric recoat over it rather than tearing everything off, which saves money. If the lath or base is failing, or moisture is trapped behind EIFS, we remove and rebuild the affected areas first. The on-site inspection tells us which approach your home needs.
Do you do EIFS / synthetic stucco systems?
Yes. We repair and recoat EIFS (synthetic stucco) as well as traditional three-coat hard-coat stucco. EIFS needs different materials and technique, especially when water has gotten behind the foam, so we diagnose moisture first, repair the system correctly, and seal it for our winters.
