My Lemmon Valley home is near Swan Lake — can flooding and high groundwater really damage my stucco?

Yes. Lemmon Valley sits in a closed basin over impervious clay, and the 2017 Swan Lake flooding plus a persistently high water table push moisture up into the base of stucco and EIFS walls. That causes efflorescence (white mineral staining), soft or crumbling base coats, and delaminating synthetic finish at the bottom courses. Washoe County’s new flood map put my home in the Swan Lake floodplain. What stucco work should I check?
